Property Management

A surprising number of people move down from the USA and Canada, decide to retire here, and declare themselves to be property managers. But good intentions are no substitute for skill and experience!

Sunset Property Group co-owner, Stacy Lee, took her Property Management Licensing Course through the University of British Columbia Real Estate Division in 2003 and also held a Real Estate License in New Brunswick. Stacy worked for a large Property Management Company in BC which managed between 700 and 800 properties at any given time, including houses, duplexes, and apartment buildings. 

She oversaw all maintenance and work orders and managed the maintenance staff.  She was responsible for managing contractor quotes and work, ensured the payables were all entered and up to date, owners statements, as well as tenant and owner concerns.

Our prices will meet all budgets, from luxury to comfort. We make sure rentals are kept extremely clean, are freshly painted and have all the necessary appliances to make your vacation unforgettable. We can help you with all aspects of your vacation, from renting a car to booking a tour. Remember, from November to April, the occupancy is high, so please book in advance!

Car Rental:  Sunset Properties can arrange a rental car for your stay.  We’ll have the car brought to the office for your convenience!  

Airport Pick Up & Drop Off:  We can pick you up at the airport, and/or drop you off, for a fee of $50.00 each way up to 4 people. (Pick-up after 9pm is $60.00.)  

Tours: We have a “preferred list” of tour companies, offering a wide variety of adventures including Cave Tours, Snorkeling, visits to Nicaragua, Zip Lines, Jungle Waterslide, Fishing, Volcanoes, Beaches, Waterfalls, Hanging Bridges, Coffee Tours, White Water Rafting, Wild Life Sanctuary visit, Palo Verde River Tour, Turtle watching, Surfing trips, Horse-back riding, ATV adventures and many more.  If we don’t have what you want we can design it exclusively for you!

HOA Administration

It’s often tempting to self-manage a small HOA but, in fact, it’s usually difficult to succeed without professional help.

Property Tax Assistance

Costa Rica has made big changes to their tax laws, in recent years. Yes, there are property taxes, but you’ll find they’re much less than you’re used to paying, back home.

For example, as a property owner, you’ll be liable for property tax. But the good news: it’s a very low .0025% of the property value so that’s only $250 tax on a $100,000 property. If the construction value (not the market value) is over $230,000 there’s a further .0025% luxury tax. However, this usually applies only to very high-end properties.

Other taxes include a Capital Gains tax, introduced in 2019, of 15% of the gain in value from purchase to sale. This won’t apply if it’s your primary residence. As a foreign passport-holder, if you own a property in your personal name but spend less than 183 days there, each year, you may also be subject to a 2.5% tax on the sale. However, most people hold property here through a local corporation, which means this tax won’t apply. Nor do you pay it if you have residency (cedula.)

One last tax we should mention is VAT. For example, if you decide to place your home with us as a Vacation Rental, the 13% value-added tax will apply. But don’t worry, we’ll charge it to the renter and then pay it to the government on your behalf.

We can help you with tax planning for private and corporate property projects and our fees will probably be more affordable than you would expect to pay a lawyer or accountant.

Finance? We can advise you on expected returns, earning potential and capital gain prospects. But when it comes to financing options, your choices are very limited in Costa Rica. In short, we recommend you should arrange finance against existing assets in your country of residence and then, when you get to Costa Rica, you’ll be able to take advantage of your position as a cashed-up investor.
